Dilapidation Survey is also known as a pre-construction condition survey (or sometimes called Structural Survey). A dilapidation survey is done by a trained inspector to check the existing structural condition of the surrounding buildings and structures before the commencement of demolition, construction or development. All prominent defects in the form of cracks, settlement, movement, water seepage, spalling concrete, distortion, subsidence, and other building defects will be identified and recorded with the necessary notes and recommendations.

This work benefits the local authority, contractor and owners of surrounding properties as necessary precautionary measures could be undertaken to avoid losses or present to the insurer in the event of a possible claim.  

DILAPIDATION SURVEY REPORT

Detailed report on the defect, with photographic evidence as a reference to layout plan (s) of the structure.

SCHEDULES OF CONDITION REPORT

The report will be factually on the condition of a property at a particular date. They can be prepared for either Residential or Commercial properties. They usually contain both a written statement of the Condition of the building and a photograph to contextualise this.
